Blum has developed the MAPTM Preconstruction Process to give our clients an a la carte menu of preconstruction services so they can choose which services will help set their projects up for success.


MAP Preconstruction Services

  • Global Project Budgeting and Tracking. Although construction costs are often the largest portion of a global project budget, there are many other costs that must be identified and tracked to ensure a project's financial success.
  • Building Your Project Team. While a great deal of time is often spent selecting the team members (designers and builders) for a construction project, the determination of each of those team members' responsibilities is often overlooked. Blum Construction brings our Construction Process Management approach to preconstruction when collaboratively assigning these responsibilities and holding all parties accountable throughout the preconstruction process.
  • LEED® Process Facilitation. "Green" is a word that is used in all aspects of our daily lives, but in the construction world, "green" is measured by formal rating systems, such as the LEED® rating system developed by the U.S. Green Building Council. As the first contractor to adopt the LEED® system in the Triad, Blum Construction has planned and built dozens of sustainable projects. Blum Construction can balance sustainability with project costs to produce a building that is both environmentally and financially responsible.
  • Conceptual Cost Advisor. Blum Construction has developed a proprietary database to help our clients accurately budget projects at the conceptual level. This database incorporates decades of Blum's historical cost data, industry cost inflation rates, and our clients' desires into a seamless tool to provide unmatched speed and accuracy in conceptual budgeting.
  • Blueprints for Excellence. Blum Construction has a long-standing culture of teaching and learning. This culture is of great benefit to our clients, especially through our formalized best practices named "Blueprints for Excellence," which is one way we pass on our lessons learned from project to project and from employee to employee. This ensures that our clients get the collective benefit of all our employees' knowledge and our nine decades of experience.
  • Virtual Construction. Technology has evolved to allow Blum Construction to bring value to our clients by building their projects digitally and in 3-D prior to constructing them in the field. This allows our clients to see what they are building from all angles and viewpoints early in the design process so any changes can be identified and made early when cost and schedule impacts can be minimized. Preconstruction virtual services include: Digital Scanning, 3-D Model Creation, and Early Clash Detection.
  • Collaborative Scheduling. Blum Construction uses Microsoft Project software to produce and track preconstruction and initial construction schedules that assist our clients in understanding timelines and phasing durations. Blum also spends a great deal of time with Owner-selected vendors and subcontractors, and the Owner's staff to ensure that all aspects of the project, not just construction activities, are accurately reflected in the project planning efforts.
  • Building Performance Consulting. One of the primary reasons for bringing Blum Construction’s builders' knowledge to a project in the early stages is to glean what our builders have learned during more than 90 years of constructing high-performance buildings. This starts with reviewing project documents for constructability and durability concerns, and continues with technical review of building envelopes, finishes and systems to ensure peak performance and cost effectiveness.
  • Estimating. Blum Construction's estimating consists of a series of price points that provides the owner, designers, and contractor with a comprehensive understanding of the project, schedule, constraints, and costs prior to the start of construction.
  • Site Logistics Mapping and Phasing. Determining the organization of a site early, and effectively conveying that layout to all affected parties, is critical to ensuring a successful construction project. Blum Construction has helped hundreds of clients navigate the process of mapping out their site logistics on the most complex projects.
