Republic Mortgage Insurance Company (RMIC) selected Frank L. Blum Construction Company to upfit office space on five floors of the occupied Park Building in downtown Winston-Salem on an extremely compressed schedule. Working simultaneously on the first, second, third, fourth, and seventh floors, crews not only renovated the interior office spaces, but also installed rooftop equipment and a generator with an underground fuel storage tank to support the major data center that was included in the project. To ensure timely completion, Blum's construction team coordinated many pieces of owner-supplied equipment that were vital to the operation of the center.
With substantial penalties for late completion, work was scheduled around the clock to meet the completion date. This was challenging in that the remainder of the building was occupied by other tenants, and limiting negative impacts to those tenants was a high priority. To achieve this, construction personnel and deliveries were routed through the loading dock only, and all demolition and debris removal was performed during off hours.
